Frequently Asked Questions
Why do listings need pre-staging before staging?
Stagers expect a cleared, prepared property. Agents regularly walk into listings that still need clearing, downsizing, inventory management, and logistical planning before any staging can happen. Traditionally that work is split across multiple vendors, with the agent serving as the de facto project manager. When the agent lacks the time, it falls to the homeowner, who may already be managing a move, an estate, or another major life event. Pre-staging brings all of it under one accountable team.
What is pre-staging, and how is it different from traditional staging?
Pre-Staging focuses on everything that happens before a home is ready for professional staging and listing.
Chelsea's Pre-Staging service handles decluttering, clearing, downsizing and coordination. Staging+ handles repairs, upgrades and smart staging. Traditional staging focuses on furnishing and styling a home after it has been cleared and prepared; Full-Suite Preparation brings all four Chelsea phases together.
How is pre-staging different from hiring a professional organizer?
Professional organizers help clients make an occupied home function better. Pre-staging prepares a home to leave the family and enter the market. That means guiding homeowners through what stays and what goes, documenting the inventory, coordinating appraisers and consignment for items of value, and clearing the property on a listing timeline.
How is pre-staging different from an estate sale or liquidation company?
Estate sale and liquidation companies typically step in after the family has already identified the sentimental items, valuables, and sensitive documents they want to keep. That sorting work is usually the most difficult and emotionally demanding part of preparing a property for sale. Pre-staging starts there. Chelsea guides homeowners through those decisions with discretion, builds a documented inventory, and then routes each item to the right channel: appraisal, consignment, auction, online marketplace, donation, or removal.
Which clients is pre-staging built for?
Homeowners navigating major transitions: downsizing retirees, estate properties, divorcing couples, widows and widowers, busy professionals, growing families, and out-of-state owners. These situations require more than staging alone. They require planning, operational expertise, and compassionate execution, which is exactly what agents are rarely staffed to provide themselves.
What is driving the need for pre-staging now?
Over the next two decades, an estimated $80 trillion in assets will pass from the Baby Boomer generation to Gen X and Millennials. Alongside that wealth comes what we call the Great Stuff Transfer: decades of possessions, collections, furniture, documents, and memorabilia that younger generations often have neither the desire nor the space to keep. Every one of those transitions eventually becomes a listing, and every one of those listings needs pre-staging before it can reach the market.
What does my role look like once Chelsea is engaged?
You stay the trusted advisor. Chelsea handles the coordination, the vendors, the timelines, and the communication with the homeowner about the work itself. You get a single point of contact and continuous accountability from consultation through completion, and your listing reaches the market faster and in better condition.
Do you work directly with homeowners or through real estate agents?
Both. Chelsea partners closely with real estate agents while working directly with homeowners throughout the process. Our goal is to create a seamless experience that benefits both the homeowner and the agent.
Does Chelsea handle repairs and upgrades too?
Yes. Traditional stagers work with the property as they find it. Chelsea's Staging+ tier includes Repairs & Upgrades before Bespoke Staging begins, because hesitant homeowners are held back by two things: accumulated belongings and dated properties that need work before they can show well. Pre-Staging addresses the first. Staging+ addresses the second.
How does pricing work?
Chelsea quotes one upfront flat fee for the agreed scope: Pre-Staging is $5–$15 per square foot, Full-Suite Preparation is $10–$30 per square foot, and Staging+ is $5–$15 per square foot. The fee is confirmed before work begins. Repair contractors are engaged and paid directly, separately from Chelsea's fee.
What services are included in a Chelsea project?
Every project is customized, but services may include project management, decluttering, downsizing, clean-outs, contractor coordination, repairs, painting, moving assistance, storage solutions, as well as listing preparation and staging.
How does Chelsea handle personal belongings and valuables?
Chelsea works with homeowners and families to sort belongings thoughtfully and systematically. We help identify items to keep, donate, sell, store, or discard, while ensuring valuable and sentimental possessions receive special attention.
Can Chelsea manage contractors, movers and building requirements for me?
Yes. Chelsea serves as a single point of contact, coordinating contractors, movers, organizers, building management, and other service providers so homeowners don't have to manage multiple vendors themselves.
Do I need to move out before Chelsea begins work?
No. Chelsea can work in occupied homes and create a phased approach that allows homeowners to remain in place while preparing the property for sale.
Why should I use Chelsea instead of coordinating vendors myself?
Preparing a home for sale often requires managing multiple projects, timelines, and service providers. Chelsea streamlines the process through a single coordinated plan, reducing stress, saving time, and helping ensure nothing falls through the cracks.
